Rental Property Managers and Spare Keys | Zillow Pro blog

DaveCrosby (flickr)

Keys are arguably the most valuable piece of security?for a property manager. More than any other more complicated security asset or tenant evaluation, they are what keeps your unit from getting damaged. Why? Because no one gets into your property without your permission and then that key.

Of course, the keys are the link between your renters and your property too. And though they also stand to lose a lot with lost or misused keys, your renters are also the most likely culprits to jeopardize the unit by losing their own keys or putting spares in the hands of others who can lose or misuse them.

So from your perspective, the more spare keys there are, the more likely someone you haven?t authorized could get into that apartment and damage it. And the more access your tenants give to people you?ve never met, the more likely someone irresponsible will damage something, or worse, the more likely a robbery could happen.

But tenants have to get into their apartments, and the fewer phone calls you get about lost keys the better. You especially don?t want urgent calls that require you to drive at an ungodly hour to let tenants into their apartments. And getting the apartment, and perhaps even the building, rekeyed would be a logistical nightmare, even if it would be on their dime.

Our recommendation is to be completely upfront from moment one about your rules for spare keys and lost keys. Recommend the tenant keep a spare key with a trusted family member or friend for safekeeping, but suggest the fewer the tenant makes, the better. Encourage them to store the spare key, rather than have the tenant or their friend using it frequently and losing it themselves. Make your preferences known about hide-a-keys, whether you are okay with it or totally against them.

Also, let them know you charge a fee for coming to let tenants in, and another fee for rekeying the apartment and the building, on top of the price of the service itself. But tell your tenants you are okay with them keeping one spare with their mother or someone they trust just as much, because you don?t want them making thirty spares ?just in case,? and upping the chance someone could find one and break in. Stating the lockout policy in the lease is best, and go over it from the get go for clarity and peace of mind.

Reading and Calculating With Your Unconscious

And in other news, researchers found that subjects could tap a foot in sync with music while doing another task and not consciously paying attention to the music... or, well, subjects could do pretty much anything "unconsciously" if it was something they have done thousands of times and does not require novel thought.

Seriously, is this really that surprising? For most literate people, word recognition seems "automatic." We don't consciously have to sound out the letters of each word, nor even consciously parse the syntax of a sentence. Same with really basic arithmetic (well, at least for people who still actually are drilled on basic arithmetic in schools).

If a person can tap a foot to a beat and even respond to changes in tempo etc. automatically without even thinking about the music (a much more complex task, I think), is it really a stretch that our brains just "know" that 2+2=4? That is, without us consciously having to go, "umm... let's see, if I visualize two fingers on one hand, and two fingers on the other, and put them together, well, then, it's 1, 2, 3... uh... 4! Yeah, 4!"

It feels almost like an automatic response, seemingly requiring no conscious intervention... just like people reading this post now just "know" what the words say, without actively consciously parsing the letters into words and sentences. It wouldn't surprise me if a mathematician could even integrate "unconsciously" or chemist could see the product of a basic chemical reaction "unconsciously," since these are trained repeated behaviors. Now, if someone could do a task that required novel thought involving a stimulus never seen before, that would actually be interesting and perhaps surprising.

If anything, this experiment is only novel for trying to isolate such responses in an abnormal way. We don't normally try to do arithmetic in "the background" of consciousness in the same way we might tap our feet to music or... I don't know... manage to get popcorn into our mouths while watching a movie without thinking about the trajectory of our hands (a task again that I think is arguably more complex than simply "knowing" or maybe just "remembering" that 2+2=4).

Theoretical Physics at McGill University?

Hi all,
I still have a year of undergraduate studies left but I'm very, very interested in mathematical, theoretical physics. I would love to do research in string theory; does anyone know if McGill University is at least decent for this as a graduate school? It's probably a naive question to ask but I couldn't find much on the internet. Any help would be much appreciated. Thanks!

Pakistan President's son Bilawal Bhutto may make electoral politics debut next month

Islamabad:?Pakistan's ruling PPP Chairman Bilawal Bhutto Zardari is expected to make his debut in electoral politics and the party's public outreach campaign from Larkana in Sindh province on his mother Benazir Bhutto's death anniversary on December 27.

Following this, 24-year-old Bilawal will tour several districts across Pakistan with the party's central leadership in January and hold meetings with PPP leaders and workers, the Urdu daily Express reported today.

Bilawal's tour will begin from the Lyari area of Karachi, a traditional stronghold of the PPP.

The daily quoted PPP sources as saying that Bilawal's father, President Asif Ali Zardari, has been holding meetings with the PPP's senior leadership regarding the country's political situation and party affairs.

Zardari held extensive talks with party leaders during a visit to Multan last week, after which he directed Bilawal to take responsibility for the party's "crucial matters," the report said.

A committee comprising former Premier Yousuf Raza Gilani, senior PPP leader Jahangir Badr and federal ministers Amin Fahim, Khurshid Shah, Naveed Qamar, Qamar Zaman Kaira, Manzoor Watto has been constituted to assist Bilawal.

Sindh Chief Minister Qaim Ali Shah, Zardari's sister Faryal Talpur and eight other senior PPP members are also part of this committee, which will decide on the strategy to be adopted during the general election expected to be held in March 2013.

All PPP leaders have been directed to initiate a public outreach campaign immediately and all federal and provincial ministers and lawmakers have been told to ensure their presence for at least two days in offices in cities, districts, tehsils, towns and wards.

They were told to contact the people and to try to solve their problems.

According to sources, the PPP-led government will issue a report on the party's performance during the past five years in power.

Though Bilawal will not be eligible to contest elections till he turns 25 in September 2013, he has begun taking on a larger role in the affairs of the PPP over the past few months.

Bilawal was made Chairman of the PPP shortly after his mother was assassinated by a suicide bomber in December 2007.

SPOKANE, Wash.? -- Washington State University football is going to get a new headquarters building.

The WSU Board of Regents on Friday approved a $61 million football operation building to be constructed beginning this month.
